Nishita Gudka
Nishita is a partner in our Real Estate team. She advises on all aspects of real estate transactions including commercial, residential and landlord and tenant work.
Nishita acts for a corporate clients, small businesses, individuals as well as a range of charities including national charities and organisations through to schools and small charities.
Nishita has particular expertise in acting for charities with substantial property portfolios, advising them on the implications of the Charities Act on property assets, including the leasehold management matters and the development of land through non-primary trading vehicles. Nishita works closely with our Charity team to ensure that clients understand and work within the confines of their trusts/governing document, suggesting amendments or changes where appropriate. Nishita acts for schools and academies in relation to their property assets, dealing with school conversions, statutory transfers, landlord and tenant matters and general property advice. Nishita also deals with the transfer of land and property assets for charities on conversion to corporate or CIO (Charitable Incorporated Organisation) status.
Nishita is regularly asked by clients to advise on strategic property matters and works closely with members of the dispute resolution and commercial teams to ensure that clients’ needs are considered from all angles.
Aside from the transactional and advisor work, Nishita provides training to trustees and employees of charities and other landowners on their obligations in relation to land and property as well as their wider obligations and duties.
Nishita is also experienced in governance reviews, recommending updates and changes to policies and procedures where needed.
Nishita works closely with colleagues in our property litigation department and takes a pragmatic, solution-based approach her work.
Nishita is a member of the Charities' Property Association and a member of the Association of Leasehold Enfranchisement Practitioners (ALEP).

- Nishita advises an NHS supporting charity with a property investment portfolio worth over £50,000,000, dealing with all landlord and tenant matters, secured lending, sales and acquisition of land and providing strategic property advice.
- Nishita has dealt with the sale of a charitable asset with a value of £30,000,000 through the sealed bids process.
- Nishita acted on a £24,000,000 portfolio re-finance for a charity, involving over 50 individual units.
- Nishita acted on a £20,000,000 purchase of property for a charity
- Nishita acted on the purchase of shopping arcade of 15 retail units with residential accommodation above.
- Nishita has advised a large estate on incorporating environmental and sustainability provisions into their lease and letting strategy.
- Nishita has acted for a trust settlement in relation to the joint promotion of farmland for residential development.
